Doffy was able to to turn the terrain into strings that attacked Luffy. Katakuri was able to temporarily imobilze Luffy in Mochi. If Luffy's awakening was to turn the environment into rubber, there could be massive benefits, like perhaps creating rubber tendrils that allowed him to attack him from afar like Doffy, or perhaps he can manipulate the exact shape of the rubber and trap enemies like Katakuri, or perhaps even both. Personally, I do not have an idea what it will be but even if it its something simple like rubberizing the environment, I'm sure Luffy would be able to creatively apply it effectively.
